.- Tenant submitted a work order for low water pressure in 2 bathrooms- Tenant submitted a work order because the garage door doesn't close all the way and left a 2-3 inch gap at the bottom- Owner initially refused to address either work order- Owner demanding the tenants place furniture pads on each piece of furniture- Owner calling multiple times to speak through the work orders, asking when they've been scheduled, calling a couple days later requesting the invoices- Owner calling because they want to access their storage in the basement so they can remove several pieces of furniture being stored- Owner now emailing requesting multiple property inspections throughout the lease cycle- Owner questioning my experience and relative PM knowledge because I'm not following up with her in a timely manner (the following day after the work order)Keep in mind, this is 2 weeks after the tenants had moved in and the tenants are very happy in the home.This is something we see on a regular basis.

I think this site may be geared a bit more toward the avid investor, rather that the weekend warrior type of investors with regular, RE carriersOn the other hand, for myself, watching the RE market is enjoyable for me.I have always attended open houses just to be nosey or nerdy, whichever you prefer. 

Reporting is regular and sufficient.

The person I want to invest with is able to accumulate cash, in their personal life, on a regular basis, and is not, over the course of many years, blocked by one barrier or another from this accumulation.

I would consider getting out of property management and getting into cleaning IF you think they are doing better than you . 

It seems that to be on Section 8 you need to look for a job on a regular basis.

Section 8 guarantees part of the rent, which is great for income stability, but the building will have regular inspections to meet Housing Quality Standards (HQS).

So I offered to pay for the flight, if they returned a clean and empty house.

I just maybe have been lucky but the age does not scare me if the price is right and the inspection comes back clean.
