For me... the best negotiating tactic I have is just to show the seller 'my math' and tell them I need a minimum 10% CAP.

My bet is;  you jump to 2-4 different systems using this date before marriage tactic. 

Decide if you want to focus on short-term tactics like property flipping, long-term wealth creation, or passive income generation.

Surrounding yourself with like-minded individuals who are likely only a few steps ahead of you in the game will be invaluable for both you mindset (staying motivated, others holding you accountable for your goals) and tactical/strategic advice ( where to invest, how get creative with finding properties, financing them, etc). 

This tactic proves more effective during a buyer’s market, where the seller has difficulty selling the property, and it has been on the market for an extended period.

I personally won't bore you with all the tactical advice and strategy, as it sounds like you've educated yourself with that.

It has all the tools, tactics, and tips you need to start increasing your revenue with bookings made on your own website.

Depending on the owner's situation and using a variety of negotiating tactics, my business partner and I have been able to get significant discounts while buying properties from those owners directly.
