We know that houses are going to need a furnace/roof/hot water heater occasionally.

I’m thinking about luxury condos for short term rentals since I’d occasionally want to have a place I can use for myself.With mortgage rates so high and HOA fees for many of these buildings at around $1k a month, it seems like investing in a condo in Miami is more of a game of price speculation.

And many are the ones you are reading about in the news (or soon will) as they lose properties to foreclosure and wind their way through civil (and occasionally criminal) court.  

I am mostly interested in rentals but will plan doing doing an occasional flip when it makes more sense.

Relying on my eviction attorney for occasional guidance is somewhat helpful but not ideal.

I don't mind doing the occasional favor for them but will not be someone's personal servant. 

Occasionally an applicant comes along with income of only 30x the rent, but they have flawless credit and bank statements showing 250k in savings.

Occasionally we see places listed that need 4 Wheel Drive to access or require climbing a lot of stairs to reach the front door.

And I guess that's the biggest thing, all the bloated over-head they executed BUT same time, transferred who get's the "reward". 

Throughout the project I act as the bookkeeper, I do the occasional odd job like setup wifi, security, and give minor feedback on some of the design choices.
