I'd level up with a BRRRR, live-in flip, or house-hack before jumping into a challenging renovation.

I don't have much patience or sympathy towards the annual flood of "Terrific End-of-Year Tips to Cut Your Taxes" webinars, podcasts, articles and whatnot. 

funds only go into interpleader after months of sitting in escrow. the court just does not hand the money to the seller either.. if not agreed upon the funds go to the state etc.

Sometimes the best deals are the ones you don't do.General Tips:  If you have the ability to manage a small 4 plex when you start, it can be an invaluable education. 

We did a couple recent ones that were on market, fixed them up and got them to market after the remodel with a profit.
