They've said that they don't keep the keys anymore since the mortgage lender called them to terminate the contract for the house right after the approval of the sale by the judge.I do have the following question:1) Is it legal to call a locksmith and to change the locks of the house and thus to enter the house?

If the seller/tenant doesn't leave the keys, we'll just open the door and switch out all the locks (which we always do anyways- The Mr is also a locksmith).We do see progress on the seller/tenant's move out, so that's promising.

. - Inform them that you will be bringing a locksmith with you to the site visit.- The tenant will be responsible for any damages and fees incurred in attempting to access the building if they are not present and the locksmith has to provide access to the building without keys or the tenant simply opening the doors.- In addition to performing the repairs on the property, you will be changing the locks, keeping a key for yourself, and giving fresh keys to the tenant.- If it turns out that any modifications were made to the locks by the tenant without your permission, they will be charged for the costs of changing out the locks. - The tenant, per the terms of your lease, is not permitted to make further changes to the locks or entryway without express permission from you, the landlord.
