The Unethical thing that you could not do that may be considered illegal is if you in some way destroy or devalue the property since it is an asset to a senior lien holder and they may suffer as a direct result if you do any damage.

You can offer the holder of a lien a smaller cash amount to buy the lien and then force foreclosure, so that the owner pays you off.

Multiple times I was called over to fix doors that had been pulled off the hinges, Outlet covers that had been pulled off and broken, towel rods and toilet paper holders pulled off of walls, stuff put down the drains causing back ups.
