For the next few years, you could tell the number of bids placed by the last 2 digits of the confirmation number. 

Does anyone have any digital solutions for automatically tracking these COI's at scale?

NACA is VERY slow, they did 2x appraisal and 2x inspection, asked to upgrade a bunch of stuff like random hand rails on 2nd floor stairs etc - marketing helped with digital floorplans, 3d tour > only held 1 open house and didnt receive that many offers.. surprising.

We put a thorough description in our welcome letter, our digital guidebook and our hardcopy guidebook, that explains the pool temperature situation.  

Our income was modest for those years (and still is modest - less than 6 digits last year). 

However, if you prefer to meet in person and not over zoom or some other digital means, that would be a consideration.

It does background checks, creates the lease agreement that can be digitally signed, it accept rent payments.  

We’d rather take low double digits passive with lower risk over 25-35% active with the risk of principal loss.

I would be VERY (VERY VERY) leery of forking over ANY 5 digit sum to someone who says they can help you like that.
