You just have to get in the game, learn, and adapt as you go.

My dad and I (both with access to VA loans) are about to get into the multifam game and how we proceed is really going to depend on the true occupancy rules for the VA and our lender.

They openly state their game plan in podcasts and how easy it is to evict people and just take over their home because they can’t afford to move it!  

Stay consistent, set clear goals, and remember real estate is a long-term game that rewards patience and persistence!

On the flip side the clients I fund in my land deals are doing very very well in the foothill subdivision 50 miles or so west of the springs.. but thats the land game buy low sell high.. cant wholesale that stuff it needs to go on MLS to marketed and turn around time is generally 90 to 180 days but nice margins for my clients ..

I know many of us didn't get into this game until later in life so my hat's off to you.

@Brian Burke Your more of an honest man, than a salesman.It’s great that (IMO) the most trusted Syndicator/Operator on here is saying to diversify across other assets.Brian you are in it for the long game and that is why people trust you.

If able, speak to them face-to-face at their work, your kids soccer game, church, whatever.

Now I agree the 4 will cash flow better than one will but I also look at it from risk of 4 properties will have higher maintenance costs and lower priced properties tend not to appreciate as well as a higher value assetI am also in it for long game and managing one is easier than 4
