I agree with Curt....To add on stay away from North Memphis (Frasier, Egypt), South Memphis(westwood,whitehaven,oakhaven,airport district), Hickory hill is iffySome decent areas areMidtown, cordova, and Germantown, ,collierville (a bit on the higher end though) I like North mississippi just over the Memphis border (Horn Lake, Southaven, Olive Branch).  

@Josh Rodriguez I would look into areas such as East Tampa, Seminole Heights, Egypt Lake/Lowry Park.

I’m considering building a small 4plex community on a few acres out here as fourplexes here also tend to be “Vegas ancient” (40+ years old).

Not bad for an ARV of 85k, on average.Those days are an ancient memory.
