We purchased a property, signed contract for a 45-day SoW (cosmetic rehab, add AC) and after about 30 days it's been radio silence.We have been pretty patient and now at 60-days past closing we've engaged another local PM who is going to be re-keying, assessing rehab status and taking over from here.I think similar to OP there's nothing particularly nefarious or shady going on here, but the follow-through and ability to land a deal is significantly lacking with this team.

You would literally be trying to charge them for 3 minutes of labor and 45 cents of materials in most cases since you are already doing that type of work in that room to begin with.

We have 3 so far with a goal of 50 units within the next 4-5 years. 

But if I add one more duplex, that bumps me up to $45/month, which allows me to have 20 units.

There were at least 4 maybe 5 individuals on Dave’s team that handled numerous things like; getting any necessary info from me and the title company, providing my account statement (proof of funds) for the sellers of my replacement, working with ERG for the exchange documents I needed to sign for both closings, and getting the 45-day form filled out and sent back to ERG.

As you talk to lenders, make sure you know the following:    1 Rate Lock Policy - If the DSCR lender doesn't rate lock for 45 days, then I'd go elsewhere.

BUT, in my 45 years of real estate investing, brokering, syndicating, advising, I’ve come to the conclusion that investors go in PRIMARILY interested in one or the other. 

If it wasn't for federal backing, no way could the average bank offer amortized mortgages at fixed 3-4-5% rates; they'd be out of business.
