That all sounds horrific, but how do you inspect the property while at the auction? 

Do both cities zoning make it very hard to build 2-4 unit properties? 

I would advise against anything like that and again, talk to the ones who are doing it successfully. 

When I do it at 20% down, I can only find negative cashflow, so I could be looking in the wrong spot, or I need to put more down, or I am missing something all together.I have read that making a 8% return or higher is what to look for, and I can find break even.

Do you think we shouldn't charge that?
