My ultimate goal would be to generate enough passive income and retire myself before my 35th birthday (I'm just about to turn 27).My question is....is it a bad idea to get into real estate investing while my personal debts are still high (and my personal credit isn't that amazing...about 610), or does it make more sense to invest and multiply it to give me more money to pay my personal debts?

We are getting there- currently at 10 units since we started 2.5 years ago, and we have 2 more under contract for 6 more units.You got great advice already, I agree with no gift cards and no bbq, but do think we might implement a small gift card sent on the tenant's birthdays.

If I were starting today my foundation would be wholesaling with a side of lease optioning.I started investing a week after my 16th birthday with my 19 year old brother, you needed to be 21 then to contract but he was married thus could contract for us legally.
