The day we lost the house we were told we had two weeks to move out of our home, the home we had so many Christmas parties, birthdays, and family events.

UPDATE: For anyone curious...I spoke to the head tenant (I'll give her that title since she moved in before the boyfriend) and she told me her friend gave her a puppy her for recent birthday.

My ultimate goal would be to generate enough passive income and retire myself before my 35th birthday (I'm just about to turn 27).My question is....is it a bad idea to get into real estate investing while my personal debts are still high (and my personal credit isn't that amazing...about 610), or does it make more sense to invest and multiply it to give me more money to pay my personal debts?

for birthdays, yearly upgrade of their choice when they renew their lease (replace old appliance that isn't going to last much longer, replace flooring- things I might do if the unit was turning over).  

I got a birthday check in the mail (yeah I still get those believe it or not), and went to cash it.

We are getting there- currently at 10 units since we started 2.5 years ago, and we have 2 more under contract for 6 more units.You got great advice already, I agree with no gift cards and no bbq, but do think we might implement a small gift card sent on the tenant's birthdays.  

If I were starting today my foundation would be wholesaling with a side of lease optioning.I started investing a week after my 16th birthday with my 19 year old brother, you needed to be 21 then to contract but he was married thus could contract for us legally.
