Right now I'm managing about 85 units and am trying to get more of a "company policy" in place so that I can streamline my business. 

It just means you have clearly defined policies in writing that you use and apply to all of your rentals, making the decision-making far more efficient and streamlined.

Does anyone have any words of wisdom or recommendations for locations, properties management companies, approaches on how too streamline the thought process  (I'm all over the place), tools/websites to use for neighborhood analysis etc.Thank you for your time and advice!

Hey Joshua, I’ve done a full and a streamlined 203k.

Anything that helps cut costs, raise revenue, or streamlines being a landlord is knowledge I greatly appreciate no matter how small or big the idea may be =D Thank you in advance for sharing your insight, and personal experiences!

Is there a more streamlined manner to do this?  

If you have not bought your home yet, I strongly encourage you to use a renovation loan when you choose to buy tis duplex, you can use a conventional renovation loan (no PMI) 15-20% down or you can use a 203k limited/ streamline or 203k full/standard (3.5% down +PMI), use someones else money to renovate it.

This divergence could open doors for REITs focused on single-family rentals, helped by the rise of iBuying platforms that streamline real-estate transactions.

I'm not sure how streamlined the permitting process is in Portland, but here in Southern CA, it can be very lengthy and challenging at times.
