I am looking for markets that make sense for rehabbers, yet are (possibly) less saturated with buyers than some of the other markets I have looked at, such as Denver or Houston.

Craigslist is saturated in my market.

My girlfriend of a few years has always wanted us to do some type of business together but always thought real estate investing was too risky cause everyone is flipping cause of TV shows (i agree with her on that aspect) and the market is saturated, so I've been doing my research and planning without her.Over the past month she has come around more, asking questions and I finally got her to read Gary Kellers "The Millionaire Real Estate Investor" and it seems as if she has caught the bug as well bombarding me with questions and scenarios and seems to genuinely share the enthusiasm and interest to learn I have had for months.At this point we are hoping to purchase our first rental sometime before the spring, just wanted to share my mini success story with you guys and gals.

Is this market becoming over saturated and unaffordable?

There could possibly be a saturation in the area.

I prefer SFH's in my market because of the level of saturation with MFH.

That's the thing with Hoboken, it's basically fully saturated in terms of new construction.  

I know the owner well and you may know him as well as they were pretty active PHX court house steps buyers for the good years. those are some ideas.. the NPN and buying notes is saturated as well with all the Guru's and such teaching the mass's how to do it.. 

My thought on Cordova is that South Cordova is better and as you get closer to Wolfchase, the area gets even more saturated because hedge funds love homes built after 2000.  

Some say its key in starting out without any capital and others say that that particular market is saturated, possibly illegal, or unsuitable for a beginner.So my question to the community is this: if not wholesaling then what?
