Adding zoned HVAC seems a little exorbitant so I'm debating between a Ptech in each bedroom (hotel-style wall mounted) or a split coil ductless system.

HVAC contractor will:- supply and install 80k BTU 92% gas furnace on first floor- supply and install 3 ton coil- supply and install 3 ton condenser- supply and install 5 zone fujitsu mini split system on the 2nd floor with copper lines and slim duct (2-7k indoor, 2-9k indoor, 1-12k indoor units)- supply and install new duct grilles and registers- supply and install new refrigeration piping, exhaust piping, thermostat- supply and install new natural gas piping to accommodate gas load Estimate is $17,700 and I have no idea if this is fair or in the ball park.Any help or direction is much appreciated.

At present, I am approximately 40 K out of pocket because of the mortgage interest I am paying. as Mary stated, if a pay down all mortgages, my net gain will be 30k but with a 10k tax payment.Bottom line, assuming I have already met all my real estate goals, I would be adding 30k a year to my passive income with no additional risk if I pay down the debt.

I also recommend really looking for another way to add another income stream to the property (rent advertising sign space on the backs of the SS buildings, adding billboard signage facing toward the nearest highway, subleasing part of the storage unit rental office to another small business, adding a cell tower, adding metal railway containers as SS units, adding truck/trailier rentals, moving supplies retail, Amazon locker location).

I'm in the process of getting a metal fire escape fabricated and installed at a rehab I'm working on.The problem I'm running into is that in order the get the building permit, the city requires that the contactor have workers comp insurance and liabilty.Does anyone know if I'm able to purchase this insurance for my contractor?
