Lots of room, high ceilings, plaster walls, hardwood floors and so forth.When I purchased it I upgraded the electrical service, windows, plumbing, replaced the old gas space heaters with electrical baseboard heat, and recoated the tin roof.

I was also considering adding more hardwood flooring in the lower level but our budget was already very tight.

Nice blinds (not mini blinds), ceiling fans, Wifi thermostat, electronic deadbolts, hardwood/vinyl floors. 

New hardwood floors, new kitchen (floors, cabinets, counters, appliances including dishwasher), new windows, new HVAC, new paint, new lights/fixtures.  

A few examples:1. kitchen floor is hardwood, or sticky tiles.

If they are repairs nobody could see and it changes the way the property feels (lets say we have to replace hardwood floors or a roof), then yeah, i'd want more money since the property has a new roof or new floors.

My living room has hardwood floor but bedrooms are carpets.

This one we got lucky on, I thought we would have to tear out all of the hardwoods since they were just horrible looking, but we lucked out on that too.
