Hell, if you're in a racist market and you're a person of color, you will notice in your data responses going down if you included your picture.Being in uniform is generally a huge pro for most people, but I wouldn't assume that at all, always test your hypothesis because you don't know you're right until the data tells you so.Also, what are you using for fulfillment?

thanks all.land/improvement value is taken from the town assessor database. i wish it was different--i.e. for depreciation expense.despite this not quite fulfilling the 1% rule, it operates at a 7.7% Cap Rate and 7.2%Cash on cash return, with a 15 year mortgage at 3% mortgage.Can't say I really have much to document further expenses (personal management, travel, etc.), so not sure if more can be done there...?

Don't ask me how, I bought a 14 story building while two of the biggest commercial brokers kept telling the owner his wishes couldn't be fulfilled and then they bugged me for a couple of years asking me how I did it.
