I have hired a broker, contacted the planning department and have spoken with the owners of the medium sized outdoor strip mall of which my property is an out parcel.  2 contractors agree that it would cost around $350,000 to demise into five 1500 sf units.

Horrible weather Nothing to do unless your hobbies are shopping and gambling.I wouldn't call 320+ days of sunshine a year horrible weather - yes, the summer heat is 'horrible' but many enjoy golfing in december .... rather than being buried in snow or drenched in rain.And yes, Vegas is home to world class amenities when it comes to restaurants, entertainment & shopping but many don't realize it offers lots of outdoor activies such as skiing, camping, fishing, hiking & boating ...

I've got a waiting list of people that are tired of staying in a motel that want to move into a furnished house of mine for these reasons:Fully stocked traditional kitchen you would find in a house.Laundry room with a washer and dryer.Living room with cable/wifi/streaming HDTV.Your own bedroom with tasteful paintings of T/A.An outdoor grill.It costs less than a motel room.You can also shoot a bow/arrow or pellet gun in the back yard.

My point is yes, “shoddy” (your words).To reference some examples - they put in a new water heater and when my PM went to get the water turned on by the water company – this is what we received from water company…..WATERCANNOT HAVE STAB FITTINGS OR PLASTIC PIPE BEFORE METER, GASHOLE IN CHIMNEY FROM OLD WATER HEATER VENT NEEDS SEALED AND CLEANED OUT DOOR MISSING NEEDS SEALEDI paid to fix it so I could get it turned on and rented.
