Depending on size, it could be as much as 40% rental related items (biggest is a 5x10 enclosed trailer), and the remaining 60% would be personal (vehicles, boat, etc.).Is what I've described deductible in some capacity?

I also planted various flowering trees and bushes, built a retaining wall, enclosed the entire 2.4 acres in fencing (part white picket, part deer fence), etc.

A strong indicator for future appreciation is proximity to public transit so not only is it an easy commute to center city, being close to a huge transportation hub like 30th street station can only help a long term investment in my opinion.

I work from home and whenever I need to go downtown I just use public transport, and worst case there’s the occasional uber/lyft
