What I believe you are trying to convey by sharing your concerns with the BRRRR strategy is that people who take the money that should be in the reserve account and they go buy a few more houses with it until they can't buy any more and they don't keep proper reserves on hand to weather any storms or unforeseen virus outbreaks, those people are putting themselves in a bad financial position.

An appraisal may be worth it to you, if you're obtaining a loan, don't sweat it, speak to the appraiser about your concern or at least your lender to convey the concern.

I would contact the Title Co I did the original purchase closing with.Ohio has a conveyance form whenever a property transfers.
