@James Masotti There seems to be a mixed bag some homes in the neighborhood have hardwood/laminate (hard to tell from some of the photos), others have mostly carpet.

know it's been talked about a little bit but how about a whole show on how to buy at auction - and what not to buy at auction.I think the biggest area to discuss would be 2nd liens, ie "holding the bag." that could financially ruin a newbie & I don't wish that on anyone.can bring up the risks and rewards, etc.

My answer to you is the same as I told him....It is their ball, they will take it and go home if you don't like the rules of their game.Banks are bone bags, I have not been to a bank other than to make a deposit in about 14 years.

There is a back door with a coat closet but I know if it was my house it would really bug me that I didn't have a spot to throw coats/bags when I walk in.Is it worth finding a solution or should I just let the buyer "figure it out" and make the back entry/"mudroom" the main area?

Lets say his deposit is $1500......and right now you know the repair is going to be $1000..... he now effectively has a $500 deposit to cover any/all other expenses he creates while living there or when he moves out and leaves damage/cleaning/late fee/missed rent etc etc...... so if he's already eaten your "cushion" to cover expenses, you may be left holding the bag when he leaves.
