If your audited by the IRS or your state, you'll want clean a clean accounting trail showing your income and expenses.

There should be a paper trail and just maybe you wrote a check and put "security deposit" on the memo line....

Other strategies including using land trusts.Your CPA may not be a big fan of these strategies, as the paper trail may become complex, but for those with experience dealing with investors, it likely won't be a big issue.
