If Anne was added as a joint tenant or joint owner without the "right of survivorship" phrase, then the property needs to go through probate before Anne can become the 100% titled owner.

I'm not a lawyer, just a lowly landlord, but it seems to me that this phrase is the key: "materially affect the physical health or safety of an ordinary tenant."

You could just add a phrase to make it more clear, if you wanted to, something like:"to include cleaning and removing all debris from the premises"

They won't win for a number of reasons, but here are the two main ones:1) "Lots of" is a non descriptive phrase that virtually means nothing.

I text messaged her that the lack of communication and late payment was concerning and added in certain paraphrased phrases that were suggested by @Marcia Maynard  : "If you don't pay you can't stay" and "If you can't pay, we need to work on a move out plan".

Cases are fact specific, that is why you should always consult a local attorney prior to action.Repeating an old common law phrase in old French, doesn't make your argument any stronger.

I have some tenants who believe the 5 day grace period before late fee is added is a rule and that they should postpone up to the day before the late fee almost every month and mowing is not their top priority, but I guess if that is the worst I get, I'll be happy.I hadn't really considered M2M leasing agreements for ease of removing "non-performing tenants" (did I just coin a new phrase??)
