Talk to a local lumber yard.  

@David Krulac i do like the idea of harvesting... the surveyer did say there is some good lumber in there. that would be the smart thing to do first. and as for the town- there is no lot size last i knew.

I heard of a couple of the companies, but can tell you there are more out there that may be better but will cost you a lot. i would not go by that list, that they are the best in Essex County, its best you check with local lumber yards / building departments and see who does the most business and who they consider the best.

I will consider to unload the condos and pay off more costly mortgages(e.g. 2nds). 

Most guys keep with option one till their later years, then somewhere around age 65-75 they start unloading fast. 

If you can't add any lumber to the bottom you might be stuck with spray foam alright.

Which has worked out fine because I happened into a duplex in Elgin that some folks I know were looking to unload.

Could be one of the reason why the current owner want to unload 

Unload an old track hoe in the yard on closing day and post a note on the door that you are dismantling the building in 24 hours.
