I think the biggest risks are the unknowns that can and will pop up and eat away at your cashflow and income.Also lack of experience, there are just some things that reading and school CANNOT teach you and the only way you learn is my experience.HOpe I am not scaring anyone but I think most here will agree experience is the BEST teacher here!

There is an old saying, "when the student is ready, the teacher will appear".

I myself was able to replace my income with long term rentals (teacher salary, so not extremally significant).
