@Steve Allen apologies for dragging you back to this thread so late, but I was interested in your reasoning of why you think the Boise area marketplace with change in 18 months (17 now I suppose).Is this based solely on the belief that a economic recession is coming soon or are their other factors in play?

Understand that your friends and family are projecting their beliefs about college and success because they have been conditioned to believe that.The irony of "college degrees will = success" is that if you simply didn't go to college you would already have a higher net worth than the majority of these "smart graduates" (negative net worth thanks to student loans).I got a degree from a decent school and not much of that education has been helpful with being a real estate agent.

I appreciate that they are supposedly so thorough with their certifications that an investor doesn't need to verify everything, but any real estate investor who gets into the belief that they should just trust other people is setting themselves up for extremely high risk in my opinion.
