I know in my case my bank will only let me do 12 specs .. in 08 I could have had 100 specs going.. and I would have been like every other builder who got wiped out that phase.I am with @Steve Vaughan the real risk I see in the market is the short term debt on Multi family and the over building of MF in some markets.. and the syndicators penciling deals that only work at 80% or better occupancy.. these are deals that can crater in hiccup..
