Really need someone in the business to aid you, have an attorney double check, then check again with the powers to be.

I suspect he has discovered how to use other investors' money to improve their properties and make a profit for his enterprises and reinvests the profits into his own projects. 

We have had so MANY lemonades turns into lemon aid that our entire business plan has evolved in the last 3 years.

@Scott F. one incident, and there have been many, but one that sticks out in my mind is that we had a tenant in one side of a duplex that took out her hearing aids and was cooking on the stove, walked away and the grease started a fire.

I've owned many investments but now moving toward a formal structure and business enterprise.  

We can run numbers all day long, but in my professional opinion in both real estate and all other business enterprises, a Partnership should be a Partnership.

Setting up the CC&R and improving the common areas and units is not a cheap enterprise.
