What from a cost, revenue, or local attraction is guiding you to this concept other than curiosity?     

If they hold the properties as rentals and sell down the road, they only owe taxes on the gains and depreciation recapture accrued since your death - or they could 1031 exchange and continue the cycle.I believe it was the very wise @Dave Foster that recently said 'You can live tax-deferred but you gotta die to be tax-free' 

However, if there is a payment due, you likely want to file ASAP to avoid any additional penalties/interest from accruing. 

They are excellent options for accruing investment wealth.

But reading, asking and curiosity paves the path to learning, plus making some mistakes along the way, too, hopefully not "big" ones, lol.

But, out of curiosity, how would you reach out to buyers you find through other means (such as researching recent investor sales)?

Recently, a curiosity for the Spokane Market has begun to intrigue me.

Not sure whether my tenant has a lawyer involved or not.If I may ask out of curiosity, what exactly happened in your case (the injury circumstances, etc), and do you know how the tenant came up with the figure of 150k and how the insurance co. came to 30k...was it based mostly on medical bills or lost wages or what?
