Find an overpriced gut property in a good area and it has a trail of potential buyers with their contractors coming in and out like ants...to be under contract in days or hours.

Suggest you find the common element and follow the trail. 

A window was leaky, so there was a trail of mold from the window all the way to the inevitable soft spot on the floor.One of the previous tenants had decided to take a wall out and make it a 2 br, but they'd not done anything about fixing the hole in the paneling where the old wall had been.Most of the electrical outlets in the home were hanging out of the wall.The water heater had leaked, so more of the floor was rotten.

There are no amenities to draw higher paying tenants to the area and getting to downtown without a car is an unpleasant experience unless you’re near the American tobacco trail.

The lake is a huge attraction, and business and trails are the attraction to Bentonville.

This way everything stays together and there is paper trail directly through the closing entity.It seems like a lot but really should be seamless if dealing with a good title company and an experienced QI.  

Sure the paper trail is a mile long, but if you have up to date properties that are serviced regularly and you vet everyone that wants to rent from you just because you accept a section 8 voucher- you’ll be fine.

Get a paper trail of what happened, phone call notes that you can refer to giving testimony.
