If it is water table and the floor of the basement is not a slab I'd put a french drain in the actual basement ground running to a sump pump in the corner.

Honestly if I could I would invest only locally, being active duty navy that's not possible.

I would hazard to say MOST homes in the USA have carpet, especially in the bedrooms, therefore, tenants probably expect some there.The only time I lived in a house that was completely tiled was on base housing in the Navy.

The tenant's original explanation was that the kids were cooking french fries and the grease set off the fire when it hit the burner.Funny thing happened the day after the fire, she claims the cause of the fire was a faulty plug on the stove.

Again, I'm not talking at $1500 fridge with french doors and an ice maker (definitely no ice maker!).

The majority of people here are Boeing, Navy, or hospital people; not very tech.

Unwatched Toddlers, kids or very tall dogs with  French door water /ice maker on the outside (or sloppy adults period) are the only reason you need to never  go with that style.
