i am looking in to older historic buildings which i can create one or two lofts from and potential commercial use on bottom.I would like to add, that I am educated as a city planner, and one of my main motives is to help create more walkable/vibrant communities, while profit is a reason i am more interested in creating great communities.

Cap rate is determined by market variables including local and global economics, building quality, land value, lease value . . .

Minus a global economic collapse that none of us can predict, I don't see this market changing.

And doing so in a way that frees me up to be where my church (Local & Global), family, & friends need me, when and where they need me, inspires me to no end.

On the surface, things are vibrant and exciting and on a day to day basis it is a great city.

The global economy cannot support it.

I generally recommend smaller cities with economic growth, population growth and vibrant commercial activity.

They should take a global approach in reviewing your business plans to select the best entity for you for each particular venture.
