OK, Ok.. not going to dissect your entire "fist shaking in the air and fingering pointing" rant - people have far more important things to be doing.  

We went back and forth pointing fingers but in the end she walked on the house and HUD gave her the EM back. 

So fingers crossed!

I don't see myself having the shop forever, so fingers crossed it's profitable and then when I'm done or the revenue shifts the other way I can renovate and refinance at that time.

Cross your fingers that they let it go.

And remove the tape right after you finished caulking.Smoothing with a finger is great just make sure that you wet your finger down and clean it off after each swipe.Lastly clean up before it dries.
