Hello BP, I recently sat down with a mobile homeowner in San Diego who to say the least has had some very bad interactions with the management and owners of the park; from what I have been told resisting park rules excess people living in unit, and from the owner the fact that he replies to there requests by attorney does not seem to help anything.

@Ewa Reza  Banks exert the same amount of overhead per loan done and there are fixed costs usually around 1200-1500 flat on each loan done plus you may or may not pay points depending on the market rate on any given day.Mine min loan amount is 75k and by exception I can go lower but just a little explanation on why you might encounter this resistence with a smaller loan amount.One way a bank will combat much smaller loan amount is by charging a much higher yield spread premium which might cause your rate to be higher.

I was resistant to a HELOC on this current purchase as well due to the variable rate\ but I ended up using it for this thought process: Lower rate, and I was actually able to lock in at 5.5% (pretty much prime rate) fixed for 10 yrs , amortized over 30yrs, Lower closing costs by far, less restrictions on what I purchase - when I started down the 30yr conventional route, my lender was very scrutinizing and rejected one unique property that would have fit my needs..I support the other suggestions, go local. ixed for 10 years amortized over 20 or 30 years

im located in MA and am investing in chicago for the cashflow. the worst deal there looks amazing to me through the lens of a MA girl hahaha. i was very resistant to going long distance, but am so happy i did. i had also looked into those cities you listed, but the partner i was buying this last one with was ultimately most comfortable with chicago as she travels there for work sometimes. one thing to just keep in mind is that it's the c/d areas that look best on paper anywhere, and look AMAZING in those cities, but you have to factor in increased volatility due to nonpayment, late payments, etc.

Resist the temptation to take any jabs at them in the correspondence, that will just stoke the fires.Your objective here is to avoid court by showing your proof to them, if anything to save time and aggravation of going through it all just to be vindicated.Whenever I charge on move-out, I always include in my itemized account pics of the damage as well as scans of the receipts for the repairs/materials.
