Painting over nail hole patches is not.

I have tried fixing things myself to save $, but if it is anything beyond paint or patching drywall, it takes too long.

@Rachel Pivonka sounds like you may have found a good tenant who hit a financial rough patch.

The neighbor had her insurance company look at her side but they only told her to do a minor patch.  

The rent seems about right to me & things are taking off again in the oil patch, so the demand will be there. 

They've signed a new lease and are with us here for an additional two years.The lawn, and very possibly through no fault of their own, is in a terrible state with large patches (6ft x 6ft) of dirt and weeds though.

I will bend over backwards to help someone if they hit a rough patch, but lie to me, steal from me, avoid me...

I am tired a mowing the grass and the general upkeep (two small grass patches.  

Though the walls were not open and I was patching everything I opened up, also my electrical installs are very High quality.

The house needs the following:-Vinyl plank flooring throughout home which i would install myself (850 sqft home)(850sqft x 2.69per sqft = $2,286.50)-New windows (11) ($160x11= $1,760)-Painted and spots patched where previous owner had screw holes (Est. $600)From the estimates i have got seems like it will cost under $7,500 for repairs, i added a little buffer.
