For example, I have tenants that I keep the rent relatively low, but I don't cover any of their utilities (except sewer charge), and they are perfectly fine with paying them because we have discussed how I wont raise rent on them, they're happy, I'm happy, and quiet honestly I don't want the hassle of having to pay their bill every month (Laziness on my part.. ha).
