I never understand how any landlord can actually expect them to fulfill responsibilities beyond figuring out where  to send their rent money every month. 

West coast where I am and you operate, I absolutely see desire for home ownership in these type neighborhoods (I'm talking C-B- hoods, not F-D) that can't be fulfilled but could perhaps be for more if lending loosened up a bit.

I was looking at Kaplan as they offer an online option but wanted to see if there are other options that might fulfill the 90 hours.  

If he stays, then it's now been determined/demonstrated it's habitable and landlord is fulfilling their duty. 

All of them have fulfilling careers and love what they do.

@Quamal Burton  I think my answer would change given more details but I think it would a great idea to quit your job now as you have plenty of time to go back to another job that gives you more fulfillment if you fail, so what do you have to lose? 

I was never happy and fulfilled but I always saw real estate as a "pipe dream". 

Las Vegas housing market have moved from the Rapid appreciation stage to the stabilizing stage, plus today’s very low interest rate, would be good news for the buyers to have a chance to jump in and fulfill their ownership dream with the historical low interest rate.
