Downstairs could easily be converted to MIL with separate back entrance.

The listing agent is basically saying that the seller told him they had it rented years ago and since it has two units with separate entrances that it is a duplex.

I would love input on these two options600 second story square foot ADU-$350-400K to build,-rental income ~$3200-$4000/month, -no STR options, -faster permitting, no impact fees560 second story addition with a separate entrance -long-term rental income ~$2400/month-STR rental income ~$4500-$6000/month -slower permitting, impact fees incurred, would require fixing sidewalks per city codeWe will be financing with a HELOC and live fulltime in the downstairs unit.

We have two kids and a dog but rarely use a portion of the house that could easily be separated (and already has a second entrance).  

I’d at least get a pest control company to set up some traps by the entrances.

Every REI is different in their financing options (entrance strategies) and Cash Flipping knowledge (exit strategies). 

So, it is a bit busy to get in/out, but once you drive through the entrance you don't really feel like you're on a busy street. 

There is space to build and already a Rd on the side for 2-3 entrances to the property.
