How much more per month is a detached garage worth in a very cold winter climate and how much will we "lose" from the other unit by not having it available to offer?

I have a hard time believing Orlando appreciation will exceed areas with a more desirable climate and geography.

Climate change isn't synonymous with bad, but if it's a developing pattern it may be worth keeping your eyes on if it's a long-term investor.If I wanted to take it a step further, I'd find comparable properties and see where they are listed.

Not to mention that in today's "homeowners are victims" climate, the pendulum has swung very far toward protecting the homeowner, which means that challenging a rescission is all the more pointless.

It is a damp climate right now and since its 65-80 degrees most days people are not using their ac or heat.  

.- Climate: I prefer milder climates, as extreme hot or cold temperatures tend to wear the properties more.

That being said other than some small ownership in office space i'm not into commercial deals at the moment due to the current economic climate in commercial, the higher amount price point required to play, and my experience level is lower in these deals.
