@Bryan L. has the right idea Screen out anyone who's income doesn't meet or exceed 3x the rent, anyone with "trouble" dog breeds, and anyone who complains about their landlord etc etc, as they will just end up being a problem if those three aren't accounted for.

It would be highly recommended once you have several properties to have them under separate LLCs so the liability is held separately for each property with each LLC, this way if you were to get sued, they can in theory only go after that individual property under that specific property being held.As for the taxing of LLCs, they are typically looked at as Sole-Proprietorships or Partnerships depending on if you are the only owner or if you have a business partner.

There's also something to be said for the dog breed and what your insurance company might require/insurance limitations for certain breed types. 3) I'd still screen the new tenant; any time a person plans to reside on the property and they're going to be over the age of 18 it is advised that you screen them and make sure they're on the lease.
