I've been browsing Roofstock lately and I don't see a lot of "good" returns there within the 3-stars and above neighborhoods.

I have been researching, participating in webinars, reading books/blogs/forums, listening to podcasts, browsing the MLS, etc... attempting to do my due diligence.

This site is a nightmare to navigate so I either don't bother, or I Google what I need with a site:biggerpockets.com in the query because browsing this forum is ridiculous. 

In side ways, you may also keep on spending more time here in your Real Estate education by browsing, reading, listening and building your network.

Thanks for pointing out that important possibility -- I'll scale back my down payment strategy accordingly.Despite having driven through Sacramento a number of times, the only rental information that I'm familiar with is from browsing Craigslist listings and Zillow -- I haven't heard anything straight from the horse's mouth yet. 

I’ve learned a lot these past few months from reading, listening to the podcast, and browsing the forums. 

MLS syndicates to Zillow, Redfin, Realtor.com, and other sites like it so you can browse on those.

After listening to a few dozen podcasts, reading a bunch of articles, and browsing the forums, it's about time that I started getting active and making it happen.
