Next, I would find a respected restoration company that specializes in working on insurance claims to come out and evaluate your roof as their opinion will carry more weight than Joe the one man roofing company and will provide free inspections. 

If Buyer timely terminates this Contract, the Deposit paid shall be returned to Buyer, thereupon, Buyer and Seller shall be released of all further obligations under this Contract; however, Buyer shall be responsible for prompt payment for such inspections, for repair of damage to, and restoration of, the Property resulting from such inspections, and shall provide Seller with paid receipts for all work done on the Property (the preceding provision shall survive termination of this Contract).

@Jeffrey McKee If you're looking at this property as a buy & hold, I would seriously consider restoring it to a duplex.  

The property is by far he nicest structure on the block as a 2012 fully restored two story 1931 house.  3000 sq ft.  

They're motivated to restore and rebuild their finances, and they appreciate having a nice place to live which makes rent payments a priority for them.

We did get a 3500 sq ft classic at auction & then flipped it to a veteran who completely restored it, including the magnificent ceiling scrolls that were buried under a dropped drywall ceiling complete with the old gas lights of years gone by. 

We turned a closet into a bathroom, a study into a bedroom, added a brand new kitchen, refined flooring, opened top the space by cutting out a wall and adding an eating space, handmade radiator covers, restored historic stained glass windows and an epic fireplace!
