I'd be ready with a list of items/tasks you're seeking reimbursement for so that the person who reviews the work knows exactly what they are looking for.

Once you own the property - or actually can be done with simultaneous close - finance the property you’re buying and reimburse yourself.  

I received the HUD statement 2 hours before closing, another red flag, and saw a $2870 seller reimbursement fee.

Dripping faucets, leaking pipes, electrical repairs should never be a Tenant repair item, however clogged drains/toilets would be their responsibility to reimburse you if caused by them (based on plumbers report).

@Sid Payne To add to that we use our own cleaning supplies and restock the toiletries as needed and invoice for the reimbursement of those items.

I am planning to invoice the insurance company for my time for this matter to see if they will reimburse. 

I was to pay for part of rehab out of pocket and then be reimbursed.
