First, you educate yourself.I know I’m being harsh and I’m sorry for the cynicism, Trevor.

Everyone is in this industry for one reason and that is to create income to live on and to be self employed which has its benefits and has its harsh realities.

I have leases from membership in the CT REIA but those are a bit harsh and overkill. 

I went by the homes and talked to some of the tenants and they tell me that the neighborhood is quiet with not much of any drama going on over there.

And then the damn drama...Seller calls frantic saying they found a cash buyer and they want to back out of my offer.

"But don't low end properties come with more tenant drama" you may ask.

There was no drama and it worked out well.

I know this is harsh but so is your ignorance, fact is cash home buying has grown 10,000X over in the last decade, sellers have TONS of options now online and they do the simplest most obvious thing any intelligent person would do, shop for their best offer. 

A cell tower company has claimed the rights to 100% of the income on space leased at my property. I believe this to be false. I am on a tight budget and am brain stormIng. Documents provided are questionable. Matt...
