I have put a boosted posting on my LLC's facebook page that we "anticipate a rare vacancy" and to keep watching for updates.You are not going to change your current tenant's behavior.  

Wasn't for sure it was a "boss" but usually that person seemed more senior in tone and behavior but knew less about the house.

A few of them are lazy, but I don't see (or hear of any) any unscrupulous behavior here upstate. 

@Scott Trench I would stay completely out of this going forward if you can avoid it and politely tell the neighbor that you have spoken to your tenant and advised him that his behavior is inappropriate. 

The best guide to future behavior is past behavior.

The act of showing appreciation neither encourages or discourages a person to change their behavior unless the person wants to change something they are doing on their own accord. 

I agree with Ned and Chas, the tenant's have to be trained on what is appropriate behavior.

It is next to impossible to find anyone to work here...let alone a " stable of qualified contractors"... we are in a bubble and everyone is too busy...this is why these guys get away with bad behavior
