I suggest you contact your title insurance carrier as either deed terminates your coverage, they can issue coverage, usually at a discount extending coverage and they will most likely want a`warranty deed so that the warranty chain is not broken.

Most of the carriers that my agency works with offers a short term policy rider. 

Umbrella insurance is usually with your auto carrier since auto carries the most risk. 

They were dropping policies all across the state so I was left scrambling to line up new carriers last minute which was stressful.

Right now I work a good full time job and would like to do wholesaling as part-time and then make it a full time carrier until I can buy my first physical rental property( buy and hold). 

You don't want to jump thru the hoops of switching carriers to find out your lender has a beef with the way the policy is written.
