Most of my 10x10 kitchens coat about $2000 and we use the higher priced doors and lots of drawers almost no doors on the lowers. 

You may want to look at Dryvit and just use the finish coating system.

Sugar coating by saying Hi is a tough cash flow market doesnt do OP any good.   10% of ones income to feed an allygator isnt what RE is about.Being in the game just to be in the game is pure SILLYNESS. 

Depending on lots of factors you might be better off coating the inside of the old pipes with PVC.

My father and I, we are of the opinion that when you’re doing a roof, even when we’re only doing a roof coating, all dry rot should be repaired no matter what.

We replaced all the flooring, and gave it a fresh coat of paint, replaced some light fixtures, and reglazed a bath tub.

A new coat of paint and new floors if necessary.

If your only value-add is a fresh coat of paint and carpets, a "C-bump" probably isn't going to happen.- Make sure you track when your future-comps close and become current-comps.

We pressure washed, let dry for two days of full sun then painted two coats of tinted primer.  

I will say that if he moved, the bathroom and kitchen would probably need a fresh coat of paint and new hardware to freshen up the place.
