The underlying soil sliding on bedrock.

Site development, is custom, grading, soil prep...the list goes on.

A few partners and I are looking to put our money together and buy properties underneath a joint LLC and build a business. 

I stick the hooks to the board, write the unit numbers underneath (no addresses) and screw it to the wall.

Soil?  

When I bought my 4-unit there were rat turds all over one vacant unit - in the two vacant units when I looked underneath the sink I discovered there were large openings for the piping beneath the sink. 

How to examine Land quality, soil/ mineral use, if land is in sink hole, liquefaction zone risk.- Could remote LAND realtor be trusted, as we do all above for already built house.d.

But we're being a bit aggressive with it, tearing down the garage and putting in a 1,060 sq ft 2/1 above it along with a guest bedroom and full bath behind the new garage.We're through the initial design phase with the architect and now doing our soils report so we can get a structural engineer involved.

Taking a look at their local police reports (Part 1 Crimes 5 yr report, through 2022), it would appear that Greenville has had a recent tick up in total crime, however is still operating underneath their 5 year average for crime stats, looks like that's a good sign, and when data for 2023 is made available I hope it continues on a downwards trend.

That $19k includes architectural, structural engineer, soils report, and permitting costs.The city also requires solar for new builds of our size.
