It seems ot me that i'd get a good return on my 50k and a chance to foreclose at an incredibly low price.Investing in liens seems to be a very profitable sector of REI, and I assume it is because of the barriers to entry - that being knowledge and understanding what you are doing.

Second, I am being pushed (not guided, pushed) toward the retail sector by the leader of that particular office, who made her career before cash investors were such a big market presence.

But since about 2013 the private sector has entered the real estate lending game.. there are now many alternatives that did not exist in 2008 to keep investors going in the RE game..

@Rafael Norat  In my mind the reason the term Turn Key was coined and is used to describe a certain sector of RE investing is the markets themselves.For most lets say that invest on the west coast to buy something that cash flows one would be looking at small multi to multi one generally would never be looking at a SFR for a cash flow rental unless one though there was pretty nice appreciation upside.

The addition of 4000+ jobs from Google in Playa Vista, the expansion of the tech sector from Santa Monica south into Playa / Marina, the revitalization of downtown / urban core, the weather, the economy, the attractions, the culture, expanding public transport, etc - are all factors in LAs continued growth.Strategically, I would be BUILDING in the city as much as I can, anywhere in the LA metro area.

I am not originally from Texas, but with the huge influx of jobs to the state, specifically Dallas, the current inventory can not keep up with the demand for housing in all sectors.

Markets are strong across many sectors.

Awesome imput guys..the more I know becomes the more I don't.I checked out the Harvard, Stanford, and Princeton business school links on the matter.It was interesting that they could predict with levels of certainty that health care and technology sectors were going to produce the best investment returns starting in 1990.
