Their mastery class is fro 20K to $34,000 a year for coaching. we will not invest that money right now into that program.I would rather put that money down on my second home and rehab another home.I restored a craftsman house in LA in 2002 with a renovation loan with a bank.

If I use a HML to restore the property and am left with 30 % equity shouldn't that be enough to refi to a traditional investment mortgage?

My "full rehab" comment is basically to bring the property to restoration that would demand the average ARV based upon the comps.

The problem is the hardwoods look aesthetically bad, but the good news is the floors have never been refinished, and had been covered with carpet most of their lives so their potential for restoration down the road, for sale, is pretty good.This will be a low end rental so I really don’t want to sand and refinish the floor for renters with pets then have the same issues when they move out.

It gets used for a VA loan, but you can have it restored when you sell or refinance out of a VA loan.2.

I still need to figure out which type of loan would less picky with the home inspection, like I said the 3rd zone needs a ton of restoration and I'm not sure if it's even liveable.
